SUBJECT:

Variation of Lease of West Quay Shopping Centre

REPORT OF:

Paul Mansbridge

THE DECISION

Having read the report, including its recommendations and proposals, and following consideration of all other relevant matters, the decision-maker made the following decision: -

To approve the variation of the Head Lease for the West Quay Shopping Centre as regards to rental income set out in this report.

REASONS FOR THE DECISION

The variation to the lease is sought following the completion of the obligations contained in West Quay Shopping Centre Development Agreement.  The variation will enable the Council to receive increased rent from 1st January 2006.  It also enables rent to be collected more efficiently, and aid financial planning.

DETAILS OF ANY ALTERNATIVE OPTIONS

The do nothing option may result in delaying receipt of additional rent.  The agreement of the amount of rent and its collection would also be more management intensive.  The amounts would vary and would not assist with financial planning.
